With more than 15 years combined experience in property and asset management across multiple asset classes and markets, APM provides a wealth of experience as we strive to deliver best-in-class services to our residents with an owner-operator mentality.
Julio is the CEO & President of Ashland Pacific and has been a senior level executive with over 24 years of experience in real estate finance, M&A, dispositions, development and capital markets transactions totaling approximately $17 billion in value, across several asset classes and markets throughout the United States and the West Coast in particular. Mr. Davila began his finance career in Silicon Valley working on early-stage tech-start up financing and fund capital raise and structuring.
As an active member of the real estate community, Mr. Davila has been a speaker at various industry and educational events, as well as being an active member of various organizations including, the National Association of Industrial and Office Properties (NAIOP), Urban Land Institute (ULI), Los Angeles Commercial Real Estate Association (LACRA) and International Council of Shopping Centers (ICSC). Mr. Davila holds two Bachelor of Arts degrees from UC Berkeley and a Master’s degree from Stanford University.

Donny Piwowarski holds the position of Vice President and Director of Acquisitions at Ashland Pacific, where he is responsible for acquiring and developing properties for multifamily and investments in the USC Student Housing Market. With over 23 years of experience in the real estate industry, he has honed his expertise in this field.

Do you have a hobby or skill that takes up a lot of time outside of work?
Racquetball - I am avid player and compete in over 10 tournaments a year.
What is your comfort go-to TV series?
Probably silly reality tv shows like Real Housewives of Orange County lol
Aly serves as Controller to Ashland Pacific, where she creates and maintains financial reporting. Aly has over 20 years experience in accounting in very diverse industries including retail, homebuilding, private aviation, restaurant management and property management.
Aly holds a BA from University of Arizona.

Do you have a skill or hobby that takes up a lot of your time outside of work?
Volunteering with a charitable group called Sandpipers – it makes giving back fun!

Alexa Pijuan is the head of Community Management at Ashland, managing resident communications, maintenance, leasing and resident care. She has lived and worked in three countries with 10 years of experience, holding roles in Sales and Marketing in various industries. Prior to Ashland, she has worked in other forms of real estate, heading sales in Singapore for a luxury destination club and started a property management company in the Philippines for short term rentals.
FUN FACTS:
Do you have a skill or hobby that takes up a lot of your time outside of work?
Tennis! I love playing for fun and competitively. It’s also a great way to work out and enjoy the sunshine.
If you could eat one type of food for the rest of your life, what would it be?
It’s a tie – between Sushi and Pasta.
What is the most interesting trip you have been on?
A seven-day hiking trip in Nepal. Kathmandu was a wonderful assult to the senses, and the Tsum Valley hike was a challenging yet incredible journey.
Evelyn serves as an Operations Manager with Ashland Pacific, where she manages the day-to-day operations of the company, from Financial Data and Reporting, to Vendors and Systems Management. At a structural level, she works to both standardize and create the processes that are at the heart of Ashland. With a focus on both external and internal relations of the company, she truly enjoys creating while also working to enhance these relationships for a productive and welcoming environment.
Evelyn has a BA from the University of Southern California.

Anique serves as Leasing and Marketing Assistant at Ashland Pacific, where she communicates with new prospects and outreaches to the community for more opportunities. She is currently attending the University of Southern California and will Graduate in May 2024.
Gretta Dare serves as Ashland's Managing Director, leading the strategy and oversight of all areas of operations, management, leasing and marketing. Gretta has multiple roles in Multi-Family and Student Housing from Leasing Consultant to President. She currently also co-hosts the Student Housing Insight podcast with Wesley Deese, and serves and the company's Creator of Things. Gretta is active within the Student Housing sector, and frequently speaks on panels at industry events and conferences on subjects ranging from Leasing and Marketing to Ancillary Income and Amenities.

Books. I have never gotten rid of a book in my entire life. I have a lot!
